The Research Of Unified Real Estate Right Registration System

The establishment of unified real estate right registration system is not only related to individual property rights and interests but also affects market economy security and national macro-control policy making. However, multipoint real estate registration and lack of coordination between relevant departments prevail nowadays, which is unbeneficial to protect the parties’ legitimate rights and transaction security. In view of the real property unified registration system, this paper is divided into four parts to describe this system. The first part focuses on the current real estate registration and the reasons for the shortcomings to be unified real property registration; the second part discusses the method of unified registration of real estate, including the territorial doctrine and personal doctrine; the third part lists some objects of unified real estate right registration and analyze what are the effects of the real estate registration carried out, the objects including land, house, forest rights, mineral rights, rights of way; the last part is mainly directed against the above analysis, some suggestion for unified real estate registration are offered.
