Establishment Of The Database Of The Real Estate Properties And Development Of Management System

The land purchase and reserve system has carried out in many countries and cities，which is used as an important means of normalizing land market, saving and intensiveland usage, preserving or increasing the value of the state-owned real estate properties.Surveying Engineering Experimental Teaching Center, Changchun Institute ofTechnology in2013was entrusted with carrying out the liquidation of the state-ownedreal estate properties of Changchun Jingyue High-tech Industrial Development Zone(CJHIDZ). CJHIDZ has set up the database of the real estate properties and customizedthe management system of the database, to establish the management mechanism withprecision, standing book, visualization, clearness for dynamic update. The objective isto protect the legitimate rights and interests of the land users, so as to improve the landoperation level conscientiously.The data of recovered state-owned land, the approved requisition and conversion,the transfered, the compensated and basic land are studied.The current managementsituation of the land purchase and reserve and the main problems are analysed. Theproject design and implementation process of creating the database of real estateproperties based on Access and ArcGIS are discussed. The management system of thedatabase is customized with C#and the development platform of ArcGIS Engine andVisual Studio2008.NET according to the user’s demands. A series of studies ondatabase management system are carried out, such as system analysis, key technologyanalysis, detailed overall design, as well as the system realization and testing.The database of the real estate properties of CJHIDZ has been established, which ismulti-layer, full attributed information and normative format. The establishment of thedatabase of the real estate properties would improve the scientific management level,the operating efficiency and the reliability of data. The customized management systemof the database meets the user’s individual demands, ensures the graphics unique andthe attributed information complete. The research contents and results would provide anew idea for the management of land purchase and reserve.
