| In recent years, our country had a rapid growth of government investment ininfrastructure projects, which offers a huge potential market demand for thedevelopment of facility management in China, but facility management in China isfacing opportunities and challenges of facility management informationization.However, the current domestic facility management theory is still at the preliminarystage, the facility management informationization practice is also hard to explore as thewave of global informationzation construction. As we all know, The guidance ofdevelopment of the facility management industry is the advanced theory, at the sametime the industry supporting is the technological progress. therefore, it is necessary toestablish a theory system for the facility life-cycle management, and develop aintegrated information management system, which has also became an importantresearch direction and development trend in the field of facility managementinformatization.Firstly, the paper analyzes current situation of the development and research statusof the facility management and facility management informatization in China andabroad, which points out that the informatization will be a new developing direction offacility management. And it combs the category of facilities and definition of facilitymanagement between the professional scholars and facilities’ industry associations, so ithas been clear about the essential difference between the facility management and theproperty management. Secondly, under the background of informatization trend inconstruction projects and facility management, the thesis draws lessons from theproduct lifecycle management (PLM) and the building lifecycle management (BLM)theory, proposes facility management factors by using the theory of system engineeringmethod, and applys it to the physical dimension, so as to form system framework of thetheory of the lifecycle information management of facility management (FLM), anddefines its connotation. Finally, the paper summarizes facility information managementissues during the lifecycle on the basis of analyzing the characteristics of the facilitymanagement information. In order to solve those problems, this paper puts forward theconstruction requirements of FLM system and architecture model, and explores theimplementation of FLM system using the latest information technology, whose areInternet of things (IOT) and building information model (BIM) to, using information theory to illustrate the value-added mechanism of FLM system and realize to simulatesFLM system.At the same time, this paper uses information related theory and method to analyzethe value-added mechanism of FLM system, which contains a variety of informationinteroperability, cost saving of improving information symmetry degree and increasethe source and obtaining-information. finally based on the FLM architecture model, itbuilds an actual FLM system in commercial real estate projects to simulate how to useBIM and IOT technology to realize information comprehensive supervision, facilitiesmaintenance and management as well as data accumulated and analysis during facilityoperations management in the FLM system, which as a case study of the FLM systemrunning. |
