Based on the sample data of35large and medium-sized city,this paper evaluatesand analyzes the residential investment attraction for these cities,to provide certainreference for the real estate developers when they choose city to proceed the strategiclayout.On the basis of reading a lot of references,this paper teases out basic and relatedinvestment theories firstly,then analysis of the factors affecting the city residentialinvestment attraction from the three levels which includes city, market and enterprisebased on the characteristics of residential investment,which lay the foundation forbuilding the evaluation index system for the next step.Secondly,borrowing the buildingidea from porter’s diamond model,selects natural factors,market factors,social culturalfactors,enterprise construction cost factor and government factor which totally include36indicators to establish the evaluation index system.Then based on related data ofChina’s35large and medium-sized city in2012and2009,this paper utilizes the methodof factor analysis to extract nine comprehensive factors that can summarize80%information of original evaluation index by spss18.0,then according to the contributionrate of each factor as the weight to set up evaluation model and calculate acomprehensive score of every city′s residential investment attraction.Take year of2012for instance,contrast the evaluation result and cities′real residential investment toverify the rationality of the evaluation model and evaluation results,through analysispaper has the conclusion that the evaluation model and evaluation results wereconsistent with actual condition, that prove evaluation model has certainrationality.Lastly,paper groups35cities′residential investment attraction into fourclasses combined with the cluster analysis,and give a lateral comparison which betweencities and a longitudinal comparison between years.After analysis,urban residentialinvestment attraction is unbalance from east to west,and attraction of2012has greatlyimproved than2009,article reaches conclusion that market supply and demand factor,the economic and social development factor have important influence on urbanresidential investment attraction,follower is infrastructure factor includes health,transportation,live element. Through the research and the analysis results above,provide some suggestions forthe developers and the government,and points out the deficiencies of this paper....
