Real estate industry is one of the most important driving force of economic growth, thereal estate market in Guangdong Province started earlier, which plays a more and moreimportant role in the economy. Along with increasing competition, it is extremely practicalsignificant to improve production efficiency of real estate industry and to seek a way to ensuresustainable, healthy and stable development of the whole industry.This article has studied the advance at domestics and abroad on the efficiency, combedthe connotation of efficiency in real estate, compared measure method that commonly used ofthe efficiency, selected the relevant data of30provinces and autonomous regions for thesample and used the C2R, BC2and super efficiency model of data envelopment analysis (DEA)to analyze their technical efficiency, scale efficiency and pure technical efficiency fromparallel points of view; then from vertical view it has estimated the production efficiency ofreal estate in Guangdong province from the year of2000to2012by using super efficiencyDEA model, calculated dynamic productivity by Malmqusit index method,and try to studythe changes of real estate in Guangdong province. Finally this thesis has summarizedmacro-control policies in the real estate since2003, and has found the trend of relativeefficiency values of Guangdong Province is similar to the change of real estate selling priceindex and average area selling index, indicated the characteristic that increased at first andthen dropped.This article has found that the real estate industry of Guangdong province is in the stageof decreasing returns to scale, the super-efficiency value is0.83which rank13in the wholecountry, slightly higher than the national median value0.79, far below the level of Shanghaiwhose value is1.59, and also lower than the level of Jiangsu、Tianjin、Zhejiang and Beijing.Through calculated the data of Guangdong province from the year of2000to2012, this paperhas sorted values of the year which is relative effective, obtained the result as showbelow:2010year’s>2005year’s>2012year’s>2000year’s>2003year’s>2009year’s>2002year’s, the value of2008is only0.74which is the lowest in the year that is relative ineffective.Then calculated the data of Guangdong province by using Malmquist method it has found thatthe average value of the total factor productivity (TFP)in the13years is1.021, it indicatedthat the every year growth of TFP is2.1%, and it also found that the growth of technologicalprogress is1.021which shows the growth of TFP mainly rely on the contribution oftechnological progress. At last, based on the analysis of input redundancy it draws theconclusion that the real estate industry of Guangdong province should make efforts to control the investment scale at a reasonable size, optimize industry structure, improve the efficiencyof resource allocation, intensify the technological renovation of real estate, transfer technicaladvantages into productivity and to improve the level of technology management of realestate enterprises.
