Study On Cross-regional Expansion Of Real Estate Enterprise

With the development of national economy and the speeding up of urbanization in ourcountry, the real estate industry got fast development, specialization and industrialization levelof real estate enterprises enhances unceasingly, cross-regional expansion has become acommon growing way of the large-scale real estate enterprises. In recent years, countries havekeeping control of the real estate industry, survival environment of real estate enterprise haschanged dramatically, and the evolution of the competitive mechanism is forming, while realestate enterprises with the original type of resources, of opportunity, will gradually withdrawfrom the market. Meanwhile the idle land resources will be gradually activated, and the realestate industry is facing a new development pattern, at the same time the industryconcentration will be further improved. In this case, real estate enterprises about how to seizethe opportunity of cross-regional expansion rapidly, to improve enterprises competition abilityand potential development, has become one of the primary problems to be solved.On the basis of the particularity of real estate industry in our country, this paper aims atanalyzing cross-regional expansion in the macro background for real estate enterprisesnationwide, then analyzing the development stage of cross-regional expansion, expansionmotivation, expansion model and expansion risk systematically and comprehensively, tryingto inject fresh blood to the research field. And then in the target cities selection of real estateenterprises cross-regional expansion, the paper puts forward the concept of the target citiesattraction-degree, establishes diagnosis index system of the target cities attraction-degree,constructs diagnosis model of the target cities attraction-degree, then uses SPSS19.0statisticalsoftware to analyze13samples target cities attraction-degree in quantitative diagnosis torealize combining theory with practice, for providing a scientific and reasonable decisionbasis in the target cities selection of cross-regional expansion for real estate enterprises.Through the analysis of the theoretical framework of real estate enterprise cross-regionalexpansion, research purpose of this paper aims at laying a foundation for further in-depthstudy, for the cross-regional expansion of real estate enterprises practice providing theoreticalguidance, guiding to strengthen core competence to improve competitive advantage for realestate enterprises. At the same time, this paper guides the industry resources to be competitive,prospective for real estate enterprises, to improve the efficiency of resource utilization andutility, and to promote the healthy development of real estate industry of great significance.
