In China’s current real estate appraisal methods,it mainly has three methodsinclude market method,income method and cost method.The three methods are usedin different areas and with different theoretical basis.The facts they consider areunfamiliar,so the evaluation results are not the same.Although market method,income method and cost method have become the realestate assessment’s three basis methods.Inaccurate or indefinite places still exist inpractical assessment cases in these three methods, which directly affect the accuracyof the price of real estate appraisal. This article proceed from three basic methods ofreal estate assessment. And it analysed application process of the marketmethod,income method and cost method,combined with the appropriate assessmentcases.Otherwise, the factors involved in the market comparison approach should becalculated according to the different weight based on Delphi method which proposedregional factors and individual factors’ theory.It has analysed and selected the application of the formula in the income approachand put forward the initial ideas of sharing the income method.With analysis of profitrate and interest rate of investment in cost method,the article said self-built real estateand real estate builded by developer should be calculated in profit rate of differentfunds and interest rate of investment shall be calculated in two parts of its ownfunds and loan funds.Make the assessment of the value obtained from the tend to bemore reasonable,scientific, thus we safeguard the rights and interests of relevanteconomic man.
