Nowadays, in the influence of rapid promotion of economic development, there is a new form of city life--property management. Property management is a service industry under the market economy condition. Since the date of birth it is on the show of a good development trend, recognized and welcomed by more and more people, creating a good economic benefit and social benefit. Property management is a new type of service industry for providing a service for residential property, property management is a kind of activity that supplies the professional maintenance, service and management for property’s environment and orders based on property service contract. In recent years, property management development is no less than domestic real estate industry. Of course, in this booming market environment, Property Management Company also faces the fierce market competition from not only the industry competition in the market but also the external macro environmental impact. Therefore, in the real estate market competition fierce, how to promote the core competitiveness of Property Management Company and enhance its market development is imminent. The key problem is to construct the system of the development strategy of Property Management Company and establish industry brand strategy.Based on the study of ST Property Management Company and the actual business development, this paper makes an analysis with the application of strategy and management knowledge. Firstly, this paper uses PEST and the Potter’s five forces analysis method to analyze the external environment of ST Property Management Company, in order to understand the factors which influence the company’s external environment, providing the basis for the strategy of corporate development planning. Secondly, by means of SWOT analysis method the ST Property Management Company internal management mechanism is carried out with the strengths and weaknesses in the strategic development. The study on this aspect provides a sufficient basis for standardizing ST Property Management Company internal control mechanisms and improving the human resources management system, financial management system and enterprise culture building system. Finally, through the analysis above, this paper gives specific solutions and countermeasures on how to formulate the strategy of ST Property Management Company and implement the strategic planning system and so on.
