| In recent years, the residential real estate is affected by the national macro-controlhave developed slowly. While the commercial real estate, have grown rapidly andenjoyed the prosperity. With the more commercial real estate property transactions,mortgage financing and other activities, we must correctly understand the value ofcommercial real estate, assets evaluation can help us achieve this goal. Just focused onthe immediate short-term benefits to sell all the commercial real estate projects willmake us fall into the blind development, lack of unified management, increase the riskof post-operation. Frankly speaking, rental income of the commercial real estate is themost important and stable source of income, rent-only mode will be the commercial realestate trends in the future. This article is focused on the rental commercial real estateassessments, mainly discussed from such aspects as follows:Chapter1: Abstract. This chapter briefly describes the background of the topic andtheoretical significance, studies situation and studies contents and methods.Chapter2: Summary of commercial real estate rental. This chapter focuses on thecommercial real estate industry analysis, and the introduction to the concepts andcategories, further to make analysis to the status of rental commercial real estateassessment.Chapter3: Criterial guidance of rental commercial real estate assessment. Thischapter analyzes the relevant rental commercial real estate accounting standards and theassessment criteria in order to summarize the differences and relevance.Chapter4: Particularity analysis of rental commercial real estate assessment underdifferent evaluation purposes. This chapter mainly discusses the common assessmentpurposes appeared in rental commercial real estate business activities, and analyze theparticularities and precautions under different evaluation purposes of rental commercialreal estate business.Chapter5: The choice of evaluation methods in rental commercial real estateassessment. This chapter is in the aspect of the evaluation methods, analyzes theapplicable conditions and practical application of the three evaluation methods in therental commercial real estate assessment. At last, we choose feature selection incomemethod as the primary assessment methods. Combined with the characteristics of the rental commercial real estate, focusing on the formula of adopted income method, thenanalyzing each parameter selection, abandoned the traditional method for getting thediscount rate, improving the CAPM method for getting the discount rate.Chapter6: Case study. Take one of the clothing city in Hangzhou SijiqingCharacteristic Street as example, to restore the the entire process of rental commercialreal estate assessment. Through this assessment practice, making depth andcomprehensive inquiries of the income method in the application of the commercial realestate issues and conclude with a final assessment of the results.Chapter7: Conclusion and Outlook. Summarizes the conclusions of this study,make the relevant suggestions of improvement and future directions for further research.In this paper, I mainly make use of the theoretical analysis, comparative analysisand case analysis method to research the rental commercial real estate assessment. First,I make a theoretical analysis of the commercial real estate industry overview, bycomparing analysis, I choose the income method as the primary assessment methods,and finally combined with case studies illustrate the application of the income method. |
