With the development of the socialist market economy, the urban income gap inour country is gradually enlarged, and the distribution of income in our country isunfair. Property income is that the family get income through chattels and real estate,which includes interest income, dividends and dividend income, rental housingincome, patent income, etc. The increase of the inhabitants’ property income hasirreplaceable function in narrowing income gap of residents. And it also has animportant meaning to further deepen reform of the income distribution system. It is aneffective way to narrow the gap of income distribution.In2007, the CPC put forward "creating much conditions so that people got muchproperty income" in the report.It is no doubt that this improved and deepened ourincome distribution system. It can effectively solve the inequality, reflect the fairincome distribution, and it is also the implementation of the concept " Leave wealthwith the people ".With the development of capital market and the gradualstrengthenment of the people’s wareness of the financial management, urbanresidents’ property income in China is growing, and the sources gradually diversified.People who intend to save earnings can get interest income through the savings,residents who intend to invest can get dividends and bonuses through investment incapital market, etc. The state has adopted related measures, and urban propertyincome gap have been narrowed to some degree.This article adopts the quantitative and qualitative analysis method, which isdivided into three parts. First of all, this paper defines what property income is, andpoints out that the common definition of the property income, and some scholarspropose a broad definition of property income, the author put forward the definition ofproperty income on the basic of this. And from social and personal point, the paperpropose the meaning of property income, and the important position of propertyincome in total income. Secondly, this paper expounds historical development and thetheory basis about the status of income of urban residents. Along the time line,thispaper is divided into three parts.According to China’s economic system and economicdevelopment and national policies of our country, the article researches ondistribution of income and property income problem. Third, this paper analyzes thepresent situation of urban residents property income, and study the influence factors.This paper collects property income data of the total amount of the urban residents,property income data of each source, different income level of residents property income data, and property income data between different regions. From residentsindividual and social point, the paper analyzes influence factors of urban residentsproperty income. Fourth, I establish the model of the correlation between the propertyincome. This paper collects relevant data of the property income source constitution,through the R software data analysis and inspection, finds out higher source of incomerelated to property income correlation. Fifth, according to the results of measuringrelevance model, I put forward effective suggestions on the property income increaseof urban residents.
