China’s Real Estate Listed Companies, Operating Efficiency Research

The real estate industry is a important industry of the country. Listed real estatecompanies are the main body of the real estate industry. so, listed real estatecompanies’ operating efficiency not only related to the company’s success，but alsoleaded the development of the real estate industry, thereby affecting the entire nationaltrend. In recent years, our government implemented a series of macro-control policiesto curb high prices. Coupled with the impact of the financial crisis, listed real estatecompanies facing adverse macroeconomic environment. In this case, what will beimpacted on its operational efficiency, and how to maintain and further improve itsoperating efficiency all practical problems which are urgently needed to solve. In thispaper, China’s real estate listed companies’ operating efficiency were measuredquantitatively, and its influencing factors were explored by empirical studies.Firstly, this paper selected data envelopment analysis to measure China’s realestate listed companies’ operating efficiency during2006-2013, compared the resultsfrom three aspects, the organization form, the length of listed time, and the location.Sencondly, influencing factors were explored based on the measurement and analynseof operating efficiency, including internal facors and external factors. Lastly, accordingto the empirical results and the analysises concluded, this paper proposed somerecommendations to improve China’s real estate listed companies ’ operationalefficiency.Real estate listed companies are the backbone of the real estate industry, its highefficiency operating not only important to the development of the industry, but alsoimportant to the National economy and people’s livelihood, so it became a focus of allwalks of life, and the company itself and the government all need to do something toinprove the operational efficiency of listed real estate company.
