Abstract:The Real performance of estate business directly affects the sustained, healthy and stable development of the real estate industry. For the enterprises themselves, evaluating the performance of the real estate business not only helps businesses understand their strengths and analyze the development process strengths and weaknesses, but also improves the operational efficiency of enterprises in order to achieve economic efficiency. For employees, the scientific and reasonable operating performance evaluation system, not only helps them avoid unfair treatment, unclear reward and punishment and sabotage, more importantly, it can unearth their talents and potentiality in order to improve their enthusiasm. For investors, evaluating the performance of the real estate business is conducive to analyzing the real estate business financial and operational information in order to make the right investment decisions. Therefore, to evaluate the performance of the real estate business has a strong practical significance.Consequently, on the basis of reading a lot of literature, the paper takes Lu Ding real estate business as a case study, randomly selects20real estate companies with horizontal comparison, and employs the model of super-efficiency DEA to analyze the performance of the real estate business. The results show that Lu Ding Real Estate is non-DEA effective, There are a few problems existing in Lu Ding Real Estate, and some of them are serious, for examples, capital structure is irrational, operating capacity is not high, staff quality is poor, poor profitability and growth are not high. Therefore, this article proposes the corresponding countermeasures and suggestions to solve the problem of Lu Ding Real Estate, such as optimizing capital structure, improving operational capacity, improving staff quality, strengthening brand awareness, strengthening the capabilities of customer management and risk management. I hope these suggestions can help Lu Ding Real Estate enterprise to achieve economic efficiency and enhance market competitiveness.
