With the development of China's social economy,the construction industry experienced a period of rapid development,but it was also accompanied by fierce competition of construction enterprises,low efficiency of enterprise operation and excessive energy consumption of resources.It is one of the most important tasks to improve the competitiveness of the enterprise.Based on the factor(DRF)combined with super efficiency data envelopment analysis method(DEA)model,the research on building enterprise performance evaluation,and based on the thorough analysis of enterprise performance evaluation results related influencing factors.The thesis is divided into the following six parts:The first chapter is the introduction.This paper elaborates the background and significance of the thesis,summarizes the current situation of domestic and foreign enterprises' performance evaluation,and determines the contents and methods of the research,and explains the innovation points and shortcomings.The second chapter pluralistic theoretical foundation of the improvement of construction enterprise performance.Of the performance evaluation of construction enterprise is defining the related concepts,from the transaction cost theory,resource-based theory,principal-agent theory and strategic management theory four aspects elaborated our country construction enterprise performance improvement related theoretical basis of diversification.Three chapter,construction enterprise performance evaluation index system construction.This paper elaborates the meaning and characteristics of factor analysis,and analyzes the construction principle of sample and index system,and determines the sample and target research object of this paper.Fourth chapter,DEA model construction of construction enterprise performance evaluation.Deals with the basic concepts,data envelopment analysis(DEA)model and characteristics,according to the particularity of construction companies build super efficiency DEA model.Fifth chapter to our country industry data representative sample of listed construction companies in nearly three years(2013-2015)as basic data,business data and introduced through factor analysis method can reflect the enterprise operation efficiency of financial indicators,as the input and output variables of the enterprise,on the relationship between inherently common factor input and output variables are extracted,in order to streamline the factor index combining with the super efficiency DEA model for empirical analysis,empirical study on the performance evaluation of construction enterprises.In this paper,we analyze the operation status of listed construction enterprises,evaluate the performance of enterprises by using the DEA model,and compare the results.Six chapter discusses the improvement mode of diversified performance of construction enterprises.Through the empirical analysis result,found in our construction enterprises should appropriate transformation,based on the related theory of diversification,analysis the reason why I construction enterprises need to improve the performance,and puts forward corresponding improvement countermeasures.Chapter seven conclusions and policy recommendations.The paper summarizes the paper and puts forward relevant policy Suggestions for construction enterprises.Through to our country listed company nearly three years of business data to carry on the empirical analysis,found in the construction industry under the background of market competition is intense,the majority of the listed building enterprise management efficiency,the main reason is the influence of both micro and macro level.The micro level is the imbalance of the input-output ratio of the construction enterprises,and the macro level is the influence of the industry and the region of the business that the enterprises undertake.Through horizontal and vertical contrast of the efficiency of various enterprises,determine the market position of enterprises,the influence factors of in different stages of enterprise development,for construction companies that do not meet the DEA efficient business improvement direction is put forward.Each enterprise should pay attention to cultivating enterprise core competition resource advantage,fully improve the main business,get irreplaceable important position in the field of main business,hold good diversification expansion of the scope,the growing enterprise independent innovation ability,can reasonable establishment enterprise internal management organizational structure.Appropriate development of diversification,in today's era of rapid economic development,has become the inevitable choice of building enterprise,diversity can improve the performance level of the enterprise,enhance their comprehensive competitiveness,enterprises gain a important position in the market,can better and faster development.Innovations in the text of this article will performance evaluation of construction enterprise management to improve the traditional method,comprehensive factor analysis method and the method of data envelopment analysis their features,put forward the factor analysis combined with super efficiency DEA evaluation method.(1)Factor analysis method.To many strong colinearity common factor indicators are extracted,with less of a factor as a comprehensive index reflect the performance level of enterprise management,to reduce the calculation process,optimize the linear correlation between variables,can be more objective analysis to evaluate synthetically.(2)Data envelope analysis method.In the traditional DEA model is unable to prioritize the limitations of decision-making unit effectiveness,using the improved super efficiency DEA evaluation model was constructed,the operating performance of listed construction companies in the empirical analysis.
