The real estate industry is the pillar industry of the national economy in China,occupies a pivotal position in today’s social life. The development of the real estateindustry leads to the development of a large number of related industries. In theprocess of the real estate projects, an adequate supply of capital is an importantguarantee for the stable development of the real estate business. However, accordingto the current real estate enterprises in our country, their level of development did notkeep up with the pace of China’s rapid economic development, and there areContradictions and confusions. in the development process. The reasons are that thereal estate industry is not standardized, and related facilities are not available, andfinancing channels are also major factors restricting its development. The real estateindustry is a typical capital-intensive industry; it must have a strong financingcapability which is an important guarantee of the survival and development for realestate enterprises. However, there is not enough money to meet the huge demand forfunds in the real estate business, compared to the narrow financing channels and asmall amount of the amount of financing, the contradiction between are on the slide.Therefore, all real estate, financing institutions and officials of government must takesome measures to solve the problem.This article attempts to analyze the real estate enterprise financing model whichis generally used, and this paper analyzes the real estate enterprise financing andinternal and external environment from the current real estate industry in our countryfinancing policy and related laws and regulations, economic environment, the marketdemand, the enterprise scale and characteristics elements. then we find thedeep-seated problem for the Chinese real estate industry financing predicament, andsort out our country real estate enterprise financing model to optimize changedirection, then we combine with the case of real estate industry leadingenterprises-Vanke real estate to analysis of Vanke real estate financing strategy, andsummary the results of Vanke real estate financing experience, then we explore financing new channels and new method which is suitable for China’s nationalconditions of real estate enterprise, what is more, it can crack financing bottleneckproblem of real estate enterprise and promote the healthy development of real estateindustry has important significance. This article is divided into a total of five chapters,the first chapter is an introduction part introduces Research and its researchsignificance of the real estate financing; Chapter II Mainly analyzes the currentfinancing status quo of real estate enterprises of our country and introduces theconcept of real estate financing; the third chapter analyze financing environment andmode of real estate enterprise, it study the current financing environment of real estateenterprises in our country from two aspects of external environment and internalenvironment, and discusses the real estate companies to adopt the main features andapplicability of endogenous and exogenous financing problems, on this basis, itanalyzes the limitations of the current real estate enterprise financing mode and itsinfluence, and puts forward the optimization, and change the direction of futurefinancing mode.The fourth Chapter takes Vanke real estate as a typical case, it introduces internaland external environment and its financing strategy of Vanke real estate, and analyzesindustry leading enterprises in the financing mode of advanced experience in-depth;On the basis of the theory and case analysis, the fifth chapter mainly puts forward thefeasible measures to solve the real estate financing problem.
