The real estate industry are typical capital-intensive industries. At each stage of the development process, the real estate company has different demands for financing. But the financing channels are relatively lags behind, there are no reasonable and convenient financing channels for the real estate market, and excessive to rely on bank loans. At present, the Banks improve the conditions and requirements of the Banks development loans to reduce risk. It’s a disaster after another to the small and medium-sized real estate companies which would have to face the financing difficulties. The real estate companies urgently need another financing channel to solve the fund problem of project development. Therefore, the discussing about real estate project financing becomes more urgent.This paper first analyzes the domestic and foreign classical financing theory, and make a brief summary of analysis. Through the comparative study of real estate financing strategy, the author analysis and demonstrates the small and medium real estate companies financing situation and problems in our country from the microscopic view. Finally, using the DC real estate company’s city garden project as an example, and combined with the actual situation of capital market financing, the author detailed analyzes how to use the specific assets income trust mode for financing in the middle of project development. I hope the analysis can plays a certain reference role to our other small and medium-sized real estate companies. Conclusion:with the vigorous development of the our country real estate market, real estate companies external financing demand is higher and higher. we well solve the problem of funds shortage for real estate companies through trust financing mode. Some other means of financing capital market such as brokerage directional asset management plan, fund company special asset management plan, as well as some other diversified means of innovation, has established the effective real estate secondary capital markets. They are further spread of the bank’s risk and promote the healthy development of the industry.
