Since 1990,the real estate industry has developed rapidly in our country,and has a great impact on the national economy.It has become one of the most important pillar industries of the national economy.However,the disadvantages of the traditional financing channels of the real estate industry are gradually exposed.For this reason,as another new financing channel of real estate projects,real estate trust financing has been accepted by more and more real estate enterprises.With its own advantages,it has alleviated the problem of capital chain tension for the real estate industry,provided a large number of capital sources,fully demonstrated its independence,flexibility and economic characteristics,and also made its own development space greatly.Promote.However,due to the large scale of real estate projects,the long construction period and the large demand of real estate projects for funds,project companies need to carry out a large number of project financing,resulting in a large financing risk.Therefore,how to carry out the corresponding operation,risk identification and response of trust financing in real estate enterprises has become an urgent problem to be solved.Using the method of case study,this paper makes a case study of real estate trust financing with a company bidding for Financial Plaza project,and discusses how to operate,what risks will be encountered and the risk response strategies of enterprises in different stages of real estate trust financing.The results show that: in the initial scheme design stage of real estate trust financing,market risk is mainly involved;in the operation and management stage of real estate trust financing,operational risk is mainly involved;in the withdrawal stage of real estate trust financing,financial risk is mainly involved;on this basis,the corresponding risk countermeasures are combed out.The conclusion of the study has guiding significance for real estate trust financing and risk control.
