Weak foundation of Chinese rural financial, facing a serious shortage of themortgaged property, financing difficulties has become a stumbling block for the furtherdevelopment of rural industry to expand.Farmers and small-medium-sized enterprise hasbecome the urgent needs of loan financing, limited credit mortgage guarantee mechanismis imperfect and the farmers lack of collateral and loan difficult problem has seriouslyrestricted the farmer’s expansion.Under the condition of the farmers lack financingcollateral, land is no longer as a simple carrier of crop production, and to assume theburden of financing channels for farmers.The right to the contracted management of ruralland capitalization, and financing farmers as the mortgage collateral is very necessary.Mortgagee and the mortgagor, loans, loan interest rate and the current pricingprinciple purposes was summarized and analyzed, on the basis of the revised cost plusmethod, using logistic regression method to innovative risk premium rate correction,especially some default rate calculation, considering the various factors influencing thedefault rate (individual characteristics, farmland characteristics, loan project investmentprofit, economic structure, cognitive, loan contract default elements, etc.), a preliminaryattempt to set up the mortgage loan pricing model based on agricultural land contractedmanagement features, and how to solve the problem of the current main lending andpricing problem puts forward some Suggestions (through farmland mortgage legislation,to provide agricultural land mortgage legal protection; construction of rural financialsystem, improve the level of loan principal pricing; improve the farmland changing market;to establish specialized intermediary evaluation institution, perfect the loan pricing model).
