The real estate industry has been a pillar industry of our nationaleconomy, because of more associated with the real estate industry, theeconomic made great contribution to the development of the nationaleconomy, the contribution of considerable.Enormous. But in recent years dueto excessive real estate boom, leading to the development of the real estateindustry and China’s economic and social development does not adapt, have anegative impact on the healthy development of national economy and socialstability, realized the excessive growth of investment in real estate and realestate prices rise too fast. The excessive growth of the country in order tosuppress the real estate industry investment and urban housing prices rose toofast, and promote the healthy development of real estate markets, preventbubble formation is too large and the impact on the whole economy, countriesto begin from2007to the real estate industry carried out a series ofmacro-control. Macro-control measures adopted and implemented by the2008global financial crisis from the United States, has the profound influence to the entire industry, mainly in the line for the development of thetrans regional large-scale real estate enterprises, their business moves downto the two or three line of the city, with its strong financial strength anddevelopment experience to occupy the market, industry concentrationgradually promote quickly, cultivated in the two or three line of the city theregional real estate development enterprises are facing the choice of life anddeath, serious consideration of the business activities of enterprises must beregional real estate enterprises, find a way to enhance the competitiveness inthe environment of intense competition, makes the enterprise to maintainlong-term survival and development.Therefore, through analyzing the characteristics and developmentprocess of the regional real estate enterprises, to analyze the regional realestate enterprises value chain and value chain internal and external relationswith the value chain theory, find the active key value optimization of therational allocation of corporate resources link and method to promoteenterprise competitive advantage. This paper first reviews the process ofChina’s real estate development history, elaborated the competition pressureand the basic way of the regional real estate enterprises face. Secondly,summarizes the basic principles of the theory of value chain, traces thecompetitive advantage theory of value chain, including the principle, and further introduces the development and evolution of the theory of value chain.Then, from the regional real estate enterprise characteristics and developmentprocess analysis, through detailed analysis of the regional real estatedevelopment process, and then using the basic principle of value chain theorydevelopment process, constructs the main value activities of the regional realestate enterprises value chain and value chain. And disadvantage through theanalysis of the regional real estate enterprise is in the competition advantageand existence, put forward to optimize the value chain, the basic idea ofdecomposition and integration to promote regional real estate developmententerprises based on competitive advantage, in order to obtain thecompetitive advantage in the future competition market environment. Finally,through a detailed analysis of the Bai Zhuang group value chain, reveal thevalue of the enterprise activity limitations and adopted a series ofimprovement measures and the results achieved, further proof of theimportance to optimize the value chain reshaping regional real estateenterprises’ survival and development.Because myself level is limited, only some shallow exploration andresearch, the complexity of real estate enterprise itself value activities, cannot solve all the problems of value activities to enhance the process ofregional competitive advantage of real estate enterprises to participate in, only to the regional real estate enterprise competitiveness research in theactivity, to give them the reality environment in changing, increasing marketcompetition, to provide some theoretical reference to improve the ability ofexistence and development.
