Since the Chinese reform, the real estate industry is development gradually.The real estate industry has already became the mainstay in China, and play agreat part in the development of the national economy. Because of the Houseprices are rocketing up, the government has issued strict new policy tocrackdown the high prices since2010. So the traditional housing marketperformance slump. To a great extent the new police cut back on housing marketreturn on the investment. In this situation, the tourism real estate with theadvantage of its policy orientation and resource scarcity had won recognitionfrom more and more people. The tourism real estate industry is the integration oftourism industry and real estate. It is a new edge of real estate. Compared withthe traditional real estate industry, it has a wider development space and hugemarket potential.At first, this paper analyzed the situation of the tourism real estate industryand the macroeconomic environment of this project. On the basis of that, thepaper analyzed the tourist resources, economic environment, market environmentand competitors. And according the result of above, utilized the SWOT analyticmethod to carry on the analysis of the investment about this project. On the basisof that, the paper has determined the project orientation, which is including namelocalization, the theme orientation, market position, function orientation, imagepositioning, etc. Under the direction of the orientation, the paper introduce thethree periods of this project. And then, it had given the specific design planningof supplementary infrastructure. After that, it introduced the organization andmanagement pattern of this project. And then, it estimated the investment ofproject costs, financial planning, and the sales income. Then there is a financialappraisal about the results of the calculation, and analysis on capacity ofprofitability of the project. Finally, the case makes a marketing plan about theproject according to the present situation of t market in the regional area and theconditions about project itself.
