The real estate market of China has experienced a period of rapid development in recent ten years, either the supply of land, or the price of commercial housing turnover, are beginning to appear negative growth. Since 2013, the prices of city N are downside, trading volume tends to be gentle. The depression of real estate market and banks to stop lending of developers, some developers capital chain began to break, resulting in some real estate to halt or delay. The growth of economy in long time by stimulating of real estate China started to decrease. Since the second half of 2014, reducing of reserve requirement ratio, easing of restrictions on home purchases and other policies to stimulate the real estate market has released. Government work report also proposed to stabilize the housing consumption, support the residents living and improve housing demand, and promote the stable and healthy development of the real estate market in this year. XJ housing project in such a policy background and market conditions to start the construction.This paper takes XJ project as the research object, using the basic theory of financial management, marketing, investment economics, accounting and tax planning theory as practice guidance, furthermore, the method of investment real estate projects carried out a feasibility study for the XJ project, it shows XJ is reasonable in technology, the project economically feasible, and market positioning and timing of development in line with the current policy environment and market opportunities.The results of the survey the problem of XJ project of regional economic environment, the real estate market, the supply and demand situation, using SWOT tools to analyze the advantages and disadvantages of the project, the opportunities and challenges faced by, to determine the implementation plan and market positioning of the project. The project budget and financial budget estimates a total investment of the project and the expected sales revenue, in the basis of cost volume profit analysis and sensitivity analysis, further analysis of the risks in the project implementation process, the risk is also proposed measures.
