The real estate industry is capital intensive, a good fund-chain is the basis of getting land resources and project development. The real estate industry has been in uncertainty situation for a few years, and the situation become more and more worse, almost all of the real estate companies which their management mode is the high debt management. The most important problem is how real estate companies to prevent their money drying up. With the help of channel management, real estate company can find out the fundamental reason of working capital risk by reclassified working capital in the view of channel management, and at the same time, combining with the internal control, avoiding the crisis of working capital which is generated by the rising debt and the flow of cash tight from the source. In theory, the research of working capital in the real estate enterprises, the channel management and the combination of the internal control research of working capital is less, and in the actual, have no enough attention and concerning. Based on the above background, blend the channel management combined with the internal control in the real estate enterprise operating funds management system, design the internal control from the procurement, development, marketing and channels of financial management, it has a important significance to reduce the possibility of high liabilities business capital chain rupture.In this paper, literature research and case study method of combining research on selected topics.Firstly, the channel management theory, working capital and internal control theory correlation elaborate, to pave the way and provide theoretical support for the back of the case studies. Each channel of the working capital is the object of internal control, internal control is to achieve sustainable development of the real estate business operations, control measures to prevent money-strand breaks. After that, in the field to understand the case in order to obtain information on the real estate business case for the introduction of XX, from the perspective of the real estate business working capital procurement, development, marketing and financial management activities of the channel, to analyze its internal control situation, pointed out that its internal controls exist deficiencies. Then, based on lack of real estate companies raise working capital internal XX Perspective control channel management to optimize the overall path from:(1)Competitive strategy and core competitiveness of enterprises clear, enterprise integrationand coordination of each channel resources;(2) to create a channel-oriented internal control environment and culture of working capital;(3) to build working capital risk identification and evaluation mechanism based on each channel management;(4) working capital internal control activities throughout the channel management process;(5) working from a sound platform for information exchange across channels, each channel of information-rich chain;(6) each channel management to optimize working capital to improve the supervision of internal controls feedback mechanism. Finally, the proposed control design based on each specific channel XX real estate companies operating on internal funds, the channel management thinking embedded in the internal control of working capital, real estate companies to improve working capital XX internal control system to maintain the safety and integrity of funds to prevent financial risks ping outbreak has certain practical significance.
