Research On Working Capital Management Of SK Real Estate Company Based On Channel Perspective

Working capital is the working capital available for use and turnover in the production and operation of an enterprise.Real estate is a highly cyclical and capital-intensive industry,which requires large capital investment in the whole business process of land acquisition,project development,construction and sales.High-debt operation has become the norm in the industry.To countries in recent years,the real estate industry control policy is still "tight",on March 22,2017,the central bank for emergency dispatch "do a good job of credit policy advice,reasonable control mortgage down-payment requirements and mortgage rates,more Banks subsequently raised mortgage rates of discount rate,tightening credit,suppress the house prices rising too fast.At the end of December 2017,more than 50 cities across the country introduced restrictions on sales,effectively curbing speculation and stabilizing the market.The increasing difficulty of financing and the pressure on capital chain make working capital management increasingly important in real estate enterprise management.This paper selects the real estate industry,which is greatly affected by the working capital management,and takes SK real estate company as the research object of this paper to realize the application of working capital management evaluation method based on channel perspective in large real estate enterprises.First of all,starting from the actual situation of SK real estate company,its operating funds in accordance with the procurement,production,marketing and financial weight four channels are classified,secondly to Vanke and Poly real estate as a contrast,nearly four years at SK real estate company analyze the situation of the management of working capital,and combined with its operating condition to discover the problems that exist in the enterprise working capital management as well as the causes of the problem.Finally,optimization suggestions were put forward for the SK real estate company's working capital management,help SK real estate companies to better coordinate with the relationship between the upstream and downstream enterprises,adhere to prudent investment and development strategy,broaden the financing channels,and strengthen the monitoring ability of working capital,also provides a new way of thinking to improve the enterprise management ability,working capital management of real estate industry other enterprise also to have certain reference significance.
