As a foreign investment of real estate company, Sunwah company has many characteristics that include large cash investment, high-risk, long payback period and anti cash ability. Company’s financial condition and complex real estate policies introduced continuously in recent years, which lead to uncertain enterprise condition for the future development. These inevitably lead to increase of enterprise financial risk. If have no effectively measures for the company’s financial risk analysis, forecasting and control, the fatal influence on the company’s operation and development must be happen. So the study of Sunwah company financial risk management for enterprise future survival and development is very important.This article is divided into five chapters. Chapter one introduce the main outline of this article research background, research purpose and meaning, and the article research method, research content and framework. The second chapter depth research results on the company’s financial risk and financial risk of real estate company. The third chapter briefly introduces Sunwah company project status, and then fined it’s facing the financial risk and the existing problems. The fourth chapter detailed analysis the main causes of financial risk problems. The last chapter according to Sunwah real estate company’s financial risk formation reasons and existing problems, the chapter put forward relatively preventive measures.Characteristic and innovation of this paper is mainly manifested in the following three aspects:(1) Through develop diversified financing and improve the indirect financing channels, change the Sunwah company’s single and lagging financing channels, these measures implement scientific financing decisions.(2) Through strengthen control to the project of the prior, shorten project period and diversification of project investment, these measures reduce the uncertainty of future investment risks.(3) Through strengthen manage control to receivable accounts and raise the use efficiency of enterprise funds, shorten the period of capital operation making the funds benign circulation, these measures reduce the risk of capital recovery problems.
