As housing has been regarded as a kind of commodity, its price turns out to be the key matter. Originally, the housing should meet the rigid demand as the most basic requirement. Thus, the study of the oriented housing price formation and the rationality of the results can better reflect the adjustment of the market and provide basis for government controls than any other direction.The content and purpose of this study was based on the ordinary commodity housing price formation mechanism oriented to rigid demand, analyzing the influence factors, simplify the concept, establish the formation model and find out the principle of reasonable housing price model. And to get further, the paper specifically analyzes the pros and cons of the current housing policy by measuring sample, and the later control measures can be implemented have been put forward. The main research methods used in the paper include the combination of qualitative and quantitative analysis and also the group of theoretical analysis and empirical analysis. The result lies in that the relationship between demand and supply determines the price of commercial housing. While concluding effective transaction is the primary principle of meeting the rigid demand and determining reasonable prices. A stable and sustainable development of the housing market should also rely on the guarantee of the basic interests of both sides. In the case of the reference example of Nanjing, the newly-built housing price range for rigid demand with a reasonable rise has been obtained. The reasonable secondary housing prices should be set based on effective transaction of more than two years. In the analysis of the current strategy of slowing investment and supporting the rigid demand, the following steps should focus on the control of the growth, the improvement of the residents’ housing affordability, the adjustment of the housing structure and reducing the special housing heterogeneous beliefs, establishing housing information system from several aspects.In this paper, the main innovation points are in two aspects, one is through mathematical definition and assumption to illustrate housing price formation model, and to analyze the reasonable prices for each component. The second is based on the principle of supply and demand theory to bring the model and interpretation of the newly-built reasonable price and the second-hand housing prices in both directions.
