Housing industrialization is the inevitable trend of future residential construction, which advocates the individual components of the production of prefabricated buildings concentrated in the factory directly delivered to the construction site after the implementation of the assembly assembly, is a "like making cars like building a house," the industrialization of construction mode. This model can effectively improve the quality and efficiency of the building, the promotion of integrated production model, effectively reducing the environmental pollution and waste of resources caused by construction of traditional architecture, is the transformation and upgrading of traditional construction. In addition, to promote the housing industrialization can effectively guarantee the implementation of the new urbanization and reasonably affordable housing, which will help foster the development of the real economy, to achieve a new normal economic development.Despite the many advantages of the housing industrialization, and has been recognized by the community, but 20 years later is still slow development. At present, the development of China’s housing industrialization mainly through government power to manage the implementation, a few companies are actively involved, but not the formation of scale, the overall implementation of the results are unsatisfactory. Jinan City as the reform and development of frontier city, also face more problems. Jinan City Housing Industrialization Development earlier, was set up in 2003 in Jinan City Housing Industrialization Development Center, responsible for coordinating the modernization of the city’s housing industrialization to promote the work, and in October 2012 became the third nation to the housing industrialization pilot cities Subsequently developed a ten-year plan of the housing industrialization, to be developed by five to ten years, will build the country’s Jinan residential parts production center, residential industrial parts distribution centers and cutting-edge technology research and development, design and demonstration center. But a few years later, the housing industrialization is still in Jinan only remain in the pilot phase, the formation of large-scale production is not, the market share is very low. Faced with the many problems encountered in the development process, to find the key to the key constraints, to build an effective mechanism for promoting very important.In this paper, Jinan housing industrialization into the study, on the status of the development of Jinan and systematic analysis of the existing infrastructure, built to promote the development of the housing industrialization in Jinan propulsion mechanism. This paper studies the development experience of China’s housing industrialization development process and several key cities in the country, then the status of the housing industrialization in Jinan were SWOT analysis, detailing the development of industrialization Jinan strengths, weaknesses, opportunities and challenges. Secondly, with the help of questionnaires and principal component analysis for restricting the development of the housing industrialization in Jinan factors were studied, the main constraints were obtained market environment factors, policies and regulations of factors, organizational factors management, finance tax factors and technological factors. Finally, based on the above analysis was constructed in Jinan City Housing Industrialization Promotion mechanism, and were the main constraints corresponding solution strategies to promote Jinan City, the rapid development of the housing industrialization.
