Study On Standardization Of Land Resource Information Based On Land Circulation

The main problems of smaller ratio of scale and geographicallylimitedland circulation, and land circulation of asymmetricinformation have not been effectively solved inthedevelopmentof landcirculationmarket, and what’s more, they’re seriously restricted the improvement of the efficiency of land circulation, which isn’t conducive to the agricultural scale management and advancing the urbanization. Therefore, how to settle the problem of regionalization limit and asymmetric information in the process of land circulation, change the status of land fragmentation farming, then finally promote the land scale operation is an important issue in the current process of land circulation.According to the theories of asymmetric information, transaction cost and land rent, the paper deeply analyzes the reasons of asymmetricinformation in China’s land circulation market; and then describes the trend and condition of land resource information standardization development from some statistic perspectives, studies on interaction between land resource information standardization and price formation mechanism of land circulation, as well as analyzes the land circulation information platform cases and constructs the land resource information standardization path, based on fully defining the concept of land resource information standardization; Combing the situation of Tianjin land classification, then it calculates the standard price of land classification by using income capitalization method, and finally it analyzes the development of land market, from the perspective of land resource information standardization. The main conclusions are as follows:(1)The land criteria price and the flow of land resource information can interact with each other. On one hand, the land criteria price can make land resource information digitalization, thus it cannot easily result in loss or distortion of information, compared with the non-standardized data in the process of information transmission; on the other hand, standardized information data can reduce the differential cost for information users, thereby reducing internal friction(2) There are many inadequacies in the existing land circulation information platform, say, the low quality of land resource information, the imperfect land price formation mechanism, the lack of land resource information standardization mechanism, and so on.(3)The theory price of land circulation in Tianjin is between 50-1327 Yuan per mu, and the average price is 652, however the actual average price of land circulation in the country is 283.45, therefore the deviation of land circulation price and the theoretical land price is-55.83%, which indicates that there’s much room for improvement for land resource information standardization in terms of land circulation market efficiency.
