At present, China is in the accelerating of new-type urbanization in the important period of strategic opportunities. Huge capital requirements, however, is that many local governments in the new urban ization construction first needs to face a major problem. How to create a new road that it is different from the past relying too much on land finance to support urbanization construction, pioneering build the compensatory mechanisms of land finance in the context of new urbanization in our country, has become our urgent need of research. Based on the background and purpose, this article from the perspective of unsustainable land finance to pay the new urbanization construction, trying to build a variety of long-term financing mechanism to replace the land finance in the process of our urbanization.The full text consists of seven parts:First of all, the research background, significance, ideas and methods of this article are briefly introduced; Secondly, the second part defines the basic concept, combing the basic relations, reviews related research status at home and abroad; Third part quantitatively estimates the new urbanization construction fund supply and demand, it is concluded that the new urbanization construction funding gap year after year to expand the overall trend of "twelfth five-year" period in our country; The fourth part reveals the current main disadvantages and problems of land finance, on the one hand, from the perspective of land revenue and expenditures, and to analyze its sustainability, on the other hand shows that the existence of risk, from the following six aspects including financial risk, financial risk, industrial risk, social risk and ecological risk and inter-generational risk; The fifth part draw lessons from foreign land financial compensation mode of urbanization, summed up the investment and financing experience enlightenment to our country urbanization in developed countries, and further leads to the sixth part, to explore our country land financial compensation mechanism in the context of the new urbanization, trying to from the target model, route choice, the system construction of three dimension build land financial compensation mechanism, to seek diversification path to replace land financing, set up the long-term financing mechanism gradually replacing land finance; Finally, the concluding part summarizes the research conclusion of this article, at the same time, put forward the thesis of deficiencies and future outlook.Above all, based on the land finance as the main body, with new type of urbanization as perspective, from huge funding gap of urbanization, the disadvantages of land finance itself more and more obvious, it is concluded that the land finance pay the urbanization construction model has unsustainable and needs to be innovative investment and financing mode of urbanization in our country, establishing the compensatory mechanisms of land finance under the background of the new-type urbanization.
