The Interactive Mechanism Research Of Industrial Land Price And The Industrial Structure Optimization In Changsha City

In the process of industrialization and urbanization, industrial development is an important way of promoting the regional economic. Along with the advancement of industrialization, demand for industrial land is increasing and effective use of industrial land has an important role to the development of industry. In the process of modern regional industrial growth, the optimization and upgrading of industrial structure is the core of the regional industry development, therefore the fundamentals of industrial structure as an important aspect of the industrial structure optimization and upgrading is the essence of industrial development.In this paper, on the basis of the relevant theoretical research results at home and abroad, firstly, the paper use the methods of mathematical statistics and spatial analysis to analyze the space-time distribution features of Changsha city in 2006-2013; Then referencing the relevant evaluation methods of the fundamentals of industrial structure at home and abroad, and building evaluating index system of the fundamentals of industrial structure, the paper evaluate the height of the industrial structure in Changsha city, and analyze the features of the fundamentals of industrial structure according to the evaluation results; Finally, combining the empirical research results of industrial price and the fundamentals of industrial structure of Changsha city, the paper inspecte the correlation relationship between them, and analyze the interactive mechanism between them. The paper according to the results of research puts forward several suggestions on industrial development and land use in Changsha city.In this paper, the results show that:(1) in the recent 8 years, industrial land price of Changsha city keeps rising trend, but the growth is not stable; the spatial distribution of the industrial land is discontinuous, industrial land prices present a falling trend gradually from the center to the periphery.(2) Industrial structure height is increasing year by year and the height is growing from 14.48 in 2006 to 77.19 in 2013, the growth is 62.71 during the 8 years, the growth is great.(3) The correlation coefficient of industrial land price and the industrial structure is 0.984, the correlation relationship is significant. Through the "four quadrant" model of the coupling relationship between industrial land prices and industrial structure height, the paper found that industrial land price and industrial structure influence each other. Based on the coupling model, the paper calculates the coupling between industrial land price and the industrial structure height of Changsha city. According to the calculation results, the paper found that the coupling is increasing in recent 8 years and the industrial land price has a higher contribution rate for coupling than industrial structure height.
