From the free transfer to the compensation for using,and the transfer agreement to implement the bidding system,China's industrial land supply system constantly change and improve with the establishment of China's economic system.And operating with different,due to industrial land sustainable management for sustained as a result of the tax revenue,the local governments has been the industrial land policy as an important indicator of the investment of foreign capital,which led to China's industrial land supply price is too low,industrial land scale is too large,industrial and residential land prices continue to pull big problems.Therefore,the study of industrial land in our country the formation and operation of price mechanism to regulate and promote the industrial land market development has important practical significance.This thesis selects Jiangning District of Nanjing City where the economy is relatively developed,the land market earlier establishment of as the research object,using literature research and empirical analysis of a combination of research methods,in-depth study of the regional industrial land price mechanism formation process,operation and price mechanism of perfect concrete countermeasures.Based on the introduction of domestic and foreign advanced industrial price theory based on,first of all to industry of Jiangning District in Nanjing City in the process of the evolution of the price policy were summarized,followed by analysis of the regional industrial price characteristics and influencing factors,summed up the problems existing in the regional industrial land price mechanism,the specific performance for industrial land price decision mechanism lack of reasonable design,land price formation mechanism is not perfect,industrial land adjustment mechanism is not effective land price supervision mechanism of the lack of industry operation,etc..Aiming at the problems of Jiangning District of Nanjing City industrial land pricing mechanism exists,from the price decided mechanism,formation mechanism,regulation mechanism,supervision mechanism four aspects proposed that consummates,Jiangning District,Nanjing City industrial use price mechanism of specific countermeasures.This article systematically,Jiangning District,Nanjing City industrial land price formation mechanism and price regulating mechanism for the generation and operation of the full analysis of and from the system construction,operation optimization,Post supervision and comprehensive countermeasures are put forward.The perfect Jiangning District and the industrial optimization of market has certain reference significance.
