Commercial housing price has always been an important indicator of China’s national economy and people’s livelihood, in the past ten years, our country’s commercial housing prices rise in high speed environment, commercial property investment is almost synonymous with high return and low risk. In the past 2014 years, the price of commercial housing and the sales are in a state of decline. And in the face of such situation, the government has published a series of policies to stimulate the housing market. Under these conditions, many scholars believe that China’s commercial housing prices will walk into a continuous stability of rose slightly. In this new environment conditions, the value of the commercial housing investment need investors to rethink. Therefore, the study of commercial property prices has both theoretical significance and practical significance.This paper will be divided into four parts:The first part of the research of our country and hefei city commercial housing investment problem are introduced, and the background of the research has carried on the preliminary analysis.The second part by the national bureau of statistics data released illustrates the situation of the development of commercial housing market in China. And analyzes the feature of second-tier cities housing prices in hefei, and the concrete expression of hefei city commercial housing and commercial housing rental market operation and the price level.The third part to the use of hedonic model are introduced and establish the model. Analyses the influence factors of affect the housing prices and rents in hefei, the corresponding empirical results are obtained.The fourth part of the empirical results. Concluded that decorate, location and school district three factors on housing prices have a significant impact; Decorate, the location of the rent prices have a significant impact. At the same time under certain conditions by seeking the maximum housing area, housing characteristics optimization and obtain the qualification for admission as three kinds of investment way do to hefei housing investment value analysis. Concluded that obtain the qualification for admission as investment way, for those who long to look at a less-pressured investors have economic feasibility; And the pursuit of building characteristic optimization can bring the best economic benefits for investors.
