In recently years,with the development of the economy and the real estate,many related industries are raised and keep the rapid growth.But the high rising housing prices make many low-income groups have no ability to buy commercial housing.Therefore,in order to solve the housing problems of low-income people,prevent the high rapid of prices,a series of policies are introduced by the government to control housing prices.Which support the construction of affordable housing is a very effective policy,not only can help solve the low-income groups' housing problems,to achieve the aim of "home ownership",but also it can shunt a part of rigid demand commodity house in a certain extent,and finally to bring down the prices.Since 2006,Taiyuan begin the large-scale housing projects for low-income housing construction,until the end of 2015,the coverage of affordable housing has reached to28.1%,that represents the affordable housing development of Taiyuan is in good condition.According to the statistics of 2016,the new construction of affordable housing are 46046 sets,basic completed 41316 sets.The scale of public housing construction may affect the supply and demand of the commercial housing market,housing construction land and housing prices.So the study of Taiyuan lots of public housing construction for the influence of the commercial housing price is necessary.This article first analysis the Taiyuan city affordable housing and commercial housing market development present situation.And then use the qualitative analysis the affordable housing construction on the influence of the commercial housing supply and the demand side.Secondly,in view of the actual situation of Taiyuan city,the article has chosen six factors,including affordable housing for quantitative analysis.By using Grey correlation analysis method to analyze the relationship of affordable housing and other factors,which affect the commodity housing price.It comes to the conclusion that the degree of correlation between them is very high.Based on the conclusion,the article establish the Grey forecast model GM(1,N)of Taiyuan city commercial housing price to analyze the influence degree of each influence factors on the commercial housing price.According to the model coefficients can get the influence degree of Taiyuan city affordable housing construction to the the commercial housing price.The results show that Taiyuan city affordable housing construction will have certain inhibitory effect on commodity prices.According to the results,the article come up with the suggestions tostrengthen the construction of affordable housing and keep the further healthy development of the Taiyuan city real estate market.
