In the outbreak of overcapacity in China,the city's high housing stocks did not stop climbing pace of housing prices in the school district,and the record of housing prices in the school district was refreshed again and again.At the same time,the mono-school dicing policy carried out by Ministry of Education makes the purchase of house in the school district has gradually become the only way to change the allocation of compulsory education resources,giving the school district unique characteristics.Many scholars have studied the price of house in school district,due to differences in factors such as influencing factors and research methods,the conclusions of the study are quite different.Therefore,for the characteristics of house in school district,scientific and rational analysis of the influencing factors and selection of research models have become the key to studying the factors affecting the price of school district housing.The paper takes the secondary residential in the school district as the research object.In order to explore the influencing factors of its price,this paper studies the influencing factors of second-hand housing in the school district,on the basis of existing research,from the four aspects of architectural features,and selects measurement variables and indicators.Based on different research areas,this paper establishes the house price model and the spatial econometric model to analyze the influencing factors of second-hand housing price in the school district.The results of the model are analyzed from four aspects: architectural features,neighborhood characteristics,location characteristics and educational characteristics.Taking the second-hand housing market in Nanjing as an example,this paper makes an empirical analysis.According to the administrative divisions of Nanjing,this paper chooses the research area and quantifies the variables.Based on the whole of Nanjing city and the district(county),this paper establishes the characteristic price model and the spatial measurement model to compare the analysis of school district second-hand housing prices factors.After a comparative analysis,it was found that changes in the study area would affect the selection of the optimal model.By analyzing the results of the optimal model,this paper get the following conclusions:(1)Compared to junior high school,home buyers are more concerned about primary school;relative to the number of kindergartens,home buyers pay more attention to the number of high school.The distance to junior high school and university has no significant impact on residential prices.(2)High quality educational resources of Gulou District and rich commercial resources of Xuanwu District have the greatest impact on the residential prices.Residential prices are most affected by the distance to the center of city in the area adjacent to the central city,such as Qinhuai District,Yuhuatai District,Pukou District.In emerging residential areas such as Qixia District,Jiangning District and Jianye District,residential prices are most affected by the building area in Jianye District and the degree of decoration in Qixia District and Jiangning District.The controductions of the thesis lies in:(1)In the selection process of the variables,this paper,considering Nanjing residential price space has been changed from a single center into a multi-center,add the trade of business district and the distance to business district into the location characteristic variables to explore the impact of business centers on housing prices.(2)The hedonic price model and the spatial econometric models are established on different research scope,and the spatial correlation of the samples in each research area is measured by using different spatial weight matrix.
