The development of real estate is not only related to the development of national economy, but also has the close connection with the life of people. In recent years, with the rapid development of China’s real estate market, many problems arise correspondingly. Among these problems, problems of the housing price rising sharply, residents’ high pressure in purchasing the house and the overheating investment in some areas are especially prominent. Nanchang City is the only provincial capital city that the Beijing Kowloon Railway stops. Its real estate market also has been developing rapidly and the housing price has been rising in recent ten years. Therefore, it is of great significance to study factors influencing the housing price of Nanchang City and analyze the essential causes resulting in the fluctuation of housing price. It is also very important to advance the economic development of Nanchang City and keep the healthy development of the real estate market.There are many factors affecting the housing price and currently there is no scholar to study factors influencing the housing price of Nanchang City specifically and systematically. Based on the relevant real estate data of Nanchang City from2000to2012, this thesis firstly analyzes its characteristics, structure, formation and conduction mechanism from the perspective of the real estate price theory. Secondly, this thesis makes the multi-angle qualitative exploration on the six major aspects including the policy, cost, demand situation, economy, society and something else according to the historical price tendency of Nanchang City’s real estate market and its development situation. On the basis of qualitative analysis, this thesis considers the availability of data and makes the empirical research on some factors which can be quantified scientifically. By doing these, the thesis builds the multiple regression model, examines and improves its validity of results and finally knows the specific factors that really affects the housing price of Nanchang City are the following factors:money supply, land price and psychological expectation price. According to results of qualitative and quantitative analysis, The author reaches the four conclusions and proposes six advices about government regulation in view of the current status of Nanchang City’s real estate market. The author thinks the research results of this thesis have a certain reference value for government to grasp the fluctuation of Nanchang City’s housing price and have macro scope adjusting control. However, due to the following reasons:the limited time and space, errors of statistical caliber and unquantifiable factors, the final model has some deficiencies. But, in the future, the author will try to perfect it.
