With the rise of commercial housing prices and the advantages of second-hand housing,more and more buyers are turning their eyes to the second-hand housing market.In the actual transaction process,how much is a second-hand housing worth?What are the factors that affect the housing price of second-hand housing?What is the extent of their impact?On the one hand,this is related to the immediate interests of the buyers.On the other hand,the second-hand housing owners also want to excavate the maximum value of the house.However,most of the prices of second-hand housing remain in the sense of feeling,or in comparison with the different aspects of the same kind of second-hand housing to judge whether their choice is worthwhile,and the assessment of the housing price is lack of quantitative understanding.In this case,the data of second-hand housing in Guangzhou in 2018 were collected on the Internet by stratified sampling and analyzed qualitatively and quantitatively.First of all,this paper makes a qualitative analysis of the 14 factors that may affect the housing price of second-hand housing,and preliminarily determines the impact of each factor on the housing price of second-hand housing.Then,we use covariance analysis to find out the significant factors that affect the second-hand housing prices and evaluate the second-hand houses.I found that there are 13 factors that can have a significant impact on the second-hand housing price,especially whether the second-hand housing is near the subway and whether the second-hand housing is the two factors of the school district,which directly determines the price of the second-hand housing price.In addition,in the actual process of inquiry,the overall distribution of second-hand housing prices can not meet the normal assumption under the ideal state.The difference in the impact of the influence factors on the second-hand housing prices is also of great significance to the results of the study.Regression theory takes into account the impact of the same factor on the secondary housing prices under different probability levels.The conclusion of this paper is of popularization,and it can also provide a train of thought for subsequent research on the housing price of second-hand housing.
