With the development of city, the adjustment of industry structure and the reform of state-owned assets, the operating situation and resource composition of the state-owned enterprises have changed greatly, then lots of land, workshop, warehouse and real estate have been released. Because none of these properties were effective planning to use, the management of these properties were disordered, risk control was not strong, economic benefits was not high. It is necessary to do any research on operating and managing redundant real estate.According to theory of location factors and drawing lessons from experience and characters of domestic and foreign in the area of development and utilization of redundant real estate, the thesis designs Evaluate Index system of redundant real estate, and gives a proportion to each index base on the method of Judge Matrix. Then using method of KT Technique, seeks the redundant real estate belonging to G company, which have big development value. With Segmentation Theory of real estate market, the thesis works out a development direction for G company.The article also gives the relevant suggestion of strengthening the management of redundant real estate. This research undertakes effective exploration to large state-owned enterprises in the area of redundant real estate resource management; also provides reference for the large state-owned enterprise groups to establish the idle real estate management mechanism.
