Reserch On The Selection Of Profit Oriented Aging Real Estate Project Operation Mode

It provides a huge market prospects for the aging industry along with thedeepening of population aging and the development of social economy in our country.As a combination with elderly living and health care and recreation services, aging realestate can meet the needs of the elderly life quality in different levels, and it isgradually becoming the investment focus for life insurance agencies and real estatedevelopers. However, aging real estate project is much different from the general realestate development for its target customers, and it still develop slowly with theparticularly characteristics of huge investment, long payback period, and complexoperation management. Therefore, it is necessary to explore a kind of profitable agingreal estate development model to be suitable for China’s national conditions.Based on the development of national and foreign aging real estate presently, thepaper draws lessons from the successful experience of foreign developed countries,and combines the theory of the relevant scholars. On the analysis of structural demanddifference, the author summarizes three kinds of typical aging real estate projectdevelopment operation mode: Sales, leasing, rental combination mode. Through theanalysis of the main content of project evaluation, the method and principle of indexselection, combined with the endowment of the particularity of real estate project, thisarticle selects the suitable for endowment real estate project evaluation methods andevaluation indicators. Compared three modes of financial profitability, and accordingto its profit ability to evaluate the model, finally choose the suitable endowment realestate operation mode of sustainable operation, also pointed out the direction for thedevelopment of endowment real estate projects. Endowment the essence of thedevelopment of real estate projects should not only is to sell the property, and shouldbe more and better for the old pension services, so that the endowment real estate tohealthy and rapid development of China.
