Since the beginning of the 90 s of last century,the number of elderly population in China has been increasing rapidly,and the degree of social aging has been deepening.With the rapid increase in the number of elderly population and the lack of beds in the pension institutions,our society is facing a huge pressure on the elderly."Welfare undertakings,quasi market operation" in the context of the emergence of old-age real estate,the development of pension real estate has become an important measure to deal with the aging of the population.At the same time,with the development of social economy and the change of pension pension concept,the traditional model can not meet the elderly life quality in the pursuit of quality requirements,from different industries investors began to enter into the pension real estate market,the development of housing endowment,market operation rules of industrial pension project more and more.Although the special consumer group makes endowment real estate is different from the traditional residential projects,but the real estate developers and other investors pension real estate development project the ultimate goal is to gain,for profit pension real estate projects,the development mode is the key to choose the pension real estate profits.Therefore,this paper by using the methods of comparative literature research method,research method,case analysis method,mainly analyzes the comprehensive and thorough combing of corporate earnings pension real estate project development mode from the angle of industry,reflecting the dynamic endowment real estate development mode and trend of sustainable development suitable for the specific conditions of China's pension real estate development model,and put forward some thinking and suggestions on China's current and future pension real estate development,to promote the systematic and in-depth study on the endowment real estate in China,provide theoretical and practical reference for the development of pension real estate.In this paper,the main content of the research on the development mode of China's pension real estate is asfollows:First of all,first pointed out that the significance of endowment real estate appeared in our country the necessity and real estate development endowment from the social,economic and policy aspects,then from several aspects summarizes the research literature at home and abroad endowment real estate and pointed out that the domestic and foreign scholars focus on the basis of previous Research on the basis of this connotation,nature and characteristics pension real estate from many angles,rich endowment real estate theory study in china.Secondly,taking the representative developed countries,the United States and Japan as an example,the author systematically introduces the experience of the developed countries in the East and the west,and makes a detailed analysis of the history and current situation of the development of China's pension.On the basis of collecting the existing pension real estate projects,sums up the main development model of China's old-age real estate for home endowment real estate development mode,large-scale comprehensive retirement community development model,and related facilities and set up mutual benefit development model,different resort type pension real estate development mode of four modes;its operating profit all models to sell,hold,sell some + long-term holders of three modes,combined with the existing market environment and the corresponding case of various models,the advantages and disadvantages and applicable project types are analyzed,and the pension real estate development trend summary.Finally,based on the detailed description of the old age real estate development and operation mode,this paper points out that the pension model based on community construction can meet the needs of all kinds of old people.This paper introduces the construction of the pension community from the aspects of the project index,product form,supporting facilities and operation mode.After that,the author puts forward some suggestions on the development of pension real estate from the macro and micro perspectives.From the micro perspective early market positioning,project management to post sales operations each stage to improve the pension real estate development operating results put forward thinking strategies;from the perspective of macro definition of the central and local responsibility,strengthen the interaction between government and society and set the policy implementation sequence of three aspects of the construction of the pension real estate policy framework.
