Chinese real estate market construction time is not more than20years, especially in thecommercial real estate development mode to determine, from just10years time,comprehensive planning lags far behind the development of nearly a hundred years ofwestern countries, domestic commercial development to Wanda Commercial real estatedevelopment mode as the main representative of the four generation, the development ofcommercial complex model:The first generation of commercial complex: single business model; the secondgeneration commercial complex: the combination shop mode; the third generationcommercial complex: comprehensive development mode; the fourth generation commercialcomplex: PUD mode, meaning there is flexible planning framework, divided groups, have aclear center and the comprehensive development of multi unit mode economic balance,under the city comprehensive plans for the development of content in Wuhan, Wanda centralbusiness district as the representative, this is the main development mode of recent Wandaenterprise, is also the research direction.This paper focuses on the analysis of four projects, including the British Milton Keynes(Milton Keynes), America Columbia district (Columbia), America Irvine (Irvine), FranceLadd Fong Slovakia (La D fense), for PUD mode in the domestic development modelthrough the analysis, the purpose is to pursue forward-looking planning, really do a one-timeplanning, long-term income.The first part of this paper mainly introduces the definition, purpose, content andmethod of PUD, and the second part introduces the development of PUD mode at home andabroad, and the existing problems in China.. The third part describes the platformconstruction of the PUD mode of the Wanda central culture zone, and analyzes thecompetitive advantages and the existing problems of Wanda Group.. The fourth part mainlyfrom the4aspects of the development of Wanda PUD construction strategy and thecorresponding measures. The fifth part is the conclusion of this paper. PUD more than40years of development in foreign countries, the relevant departmentshave not yet got attention in China, for China is a new topic. The old city of China has lackof foreign expansion ability, need to upgrade again; and the new city planning, landincreasing, extensive problems urgently ease.Wanda PUD mode is the development direction of Wanda Group, the fourth generationcomplex, at present there are13projects in PUD mode operation. In this paper, the analysisand research, this paper puts forward the modification suggestion and continue to improve,PUD model to establish the contribution of a force.
