In recent years, China’s urban railway system has been developing rapidly and the urban railway enhances the value of the real estate along the line significantly. The value promotion of the real estate meanwhile could transform to the funds for urban railway system construction, the other way round, promotes the development of urban railway system. So it is important to estimate the proper valuation of the real estate along the urban railway. However, the traditional evaluation method for its limitations would leads to the inaccuracy of the assessment results. How to choose a appropriate evaluation method has been a very important and necessary research subject.The BP neural network can simulate the human being’s thinking, it is a powerful tool which has wide applications. It has been widely used in value assessment field. After the study of the traditional methods to assess the value of the real estate, this paper promote that the BP neural network could be used to improve the market approach method. Firstly, use the Hedonic model to optimize the sample index system in order to remove the effect of multicollinearity and improve the accuracy of the model. Then, input the optimized samples into the BP neural network, it will conduct self-training and establish the nonlinear mapping. Finally the model will evaluate the value of the house.This paper collect the data of the real estate along the Chendu urban railway, and use the SPSS and Matlab to establish the model. After the analysis and calculation of example, it was proved that the model could evaluate the value of the real estate accurately. The method is effective and efficient.
