With the prosperity development of China's real estate market and the residents on the pursuit of quality of life,property developers,pay more attention to the external environment,such as landscape resources of real estate project,the influence of urban lake,scenery resort,park,the natural environment and resources such as forests by influencing the property of the external environment,in turn,affects the surrounding property prices.The Dali as the national famous tourism city,has "Shangguan flowers,Xiaguan wind,Cangshan snow,Erhai moon" and other natural landscape,with the rapid development of tourism,the Dali real estate prices also.Taking the Dali as an example,the Dali erhai lake surrounding real estate as the research object,the screening of erhai lake surrounding buildings sold in 31,building a total building area,the degree of decoration,is apart from the erhai lake from 19 independent variables,such as micro data of more than 600 items,by adopting the combination of qualitative analysis and quantitative analysis methods,the fit of the selection of the best features of price model,to analyze the main factors influencing the erhai lake surrounding property prices.This article first chapter to the research background,research significance,research methods and technical route and so on has carried on the detailed narration;The second chapter generalizes the characteristics of the price model theory,mainly from the basic assumptions of the model,the form of function,the estimated inspection several aspects;The third chapter of the Dali erhai lake surrounding real estate prices characteristics to build model.First analysis the influence factors of erhai lake surrounding real estate prices,and selection of the independent variable and dependent variable,the preliminary build character price basic model;The fourth chapter mainly studies the data acquisition and quantitative;The fifth chapter is the core of this article,using the SPSS statistical software for data processing,select the optimal characteristics of price model function form,this article selects the price model is the logarithmic characteristics,and then examine the logarithm model.According to the analytic functional form to analyze the results,and the actual case to verify this model.The sixth chapter is mainly to paper summarizes the conclusions,and explains the shortcomings of this article.Research results indicate that: the urban lakes because of its unique value,has a significant effect on residential environment.The Dali erhai lake really significant positive influence on the surrounding real estate prices,the impact mechanism available all characteristics of logarithmic price model for quantitative analysis.
