With the continuous deepening of the urban housing system reform, financial system and the country sustained and rapid economic growth, real estate market in China has become actively; the real estate valuation plays a more and more important role in the real estate market. On the real estate itself, because real estate can not be mobile, uniqueness and high value, the real estate market is a typical "Imperfect market "real estate prices cannot be entirely determined by the government, and can not be completely by the supply and demand situation decision, therefore, you need to have certain professional objective assessment of real estate prices, given a reasonable price.In addition, in people’s daily life the application field of real estate appraisal is more and more widely from the real estate transaction, mortgage, pawn, requisition demolition compensation, insurance and compensation for damage to the enterprise merger, cooperation, contract management, enterprise restructuring, bankruptcy liquidation, and real estate investment decision-making, management and real estate tax the all need of real estate appraisal, real estate appraisal has become a frequently encountered in daily life, has also become a real estate development business in the process of an essential work. This paper researches the influencing factors of real estate prices starting from the related theory and method based on the assets evaluation, research on the real estate valuation method. Firstly, expounds the basic characteristics of the commonly used methods of real estate evaluation and asset evaluation; secondly, based on detailed residential real estate concept, set the influence index system of real estate price on the basis of local residents expected for housing, citing valuation problems of analytic hierarchy process to solve the real estate on the market comparison approach, and on the basis of case analysis, comparison of the weight of each index, calculation. To achieve the objective of scientific assessment of residential real estate. Finally, using three comparable transaction examples of Diaobingshan City to estimate the price of real estate and analysis the instance.
