| Real estate appraisal in China is based on assessment of Europe and the United States and other developed countries, which get rapid development in the1990s, real estate appraiser, asset appraiser and other relevant professional qualification examination are come into this industry. Three basic evaluation methods is the market comparison method, cost method, income method. In the market comparison method in real estate appraisal, there need to be more than three comparisons in the market, and this market should be objective.In this paper, on the basis of reading vast amount of literature, I use some scientific methods to evaluate the real estate market price, analyze the factors that affect the real estate market, and adopt the method of combining qualitative analysis with quantitative analysis, to determine the final price.The full text is including five parts,The first part briefly illustrates the background and why significance of this paper topic selection, this paper introduces the development history of real estate appraisal, analysis of the related literature both at home and abroad, and put forward my own thinking.The second part mainly discusses the basic concept, illustrates the basic methods of real estate appraisal, the cost method, the comparison method and income method. Simply analysis of the problems of the existing in the three methods, and showing that this article will research on the improvement of marketing problems in real estate appraisal.The third part is mainly considered the factors when evaluating all the influences, and combining with the existing real estate appraisal market method, all the influencing factors can be divided into three part, besides, I also consider other risk factors like earthquake, war and so on. Then the evaluation model is set up on the above analysis of all kinds of index classification, to determine the target layer, criterion layer and index layer, combining with methods such as brainstorming method, expert scoring method to determine the factors’ score values and weights in order to reduce subjective factors in the evaluation and makes evaluation value is more fair and reasonable.The fourth part brings a case in this paper, use the original marketing assessment, evaluation value are obtained. Then factor weight calculated by using analytic hierarchy process (AHP), finally find out the evaluation value. Then comparing with the two methods to get results.The final part is a summary of research results in this paper, telling the differences in using the method in the study and in actual operation. For the future development of real estate appraisal, I give some suggestions and advices.Innovation based on the following aspects:in terms of research contents, research methods and research conclusions. |
