With the speeding up of urbanization and the reform of housing system in China, residential property is increasingly become a hot topic in the whole society. Because of the immobility and the durability of residential property, the choice of the location is particularly important. At present domestic space research on residential property location choice preference focuses more on a certain elements rather than on many elements., and most of the existing research bases on point of homogeneity developers. They are far from reality. Considering these, in this paper, based on buffer analysis and overlay analysis of the geographical information system (GIS), it explores the impact of different space elements and heterogeneous characteristics of residential property developer on spatial location selection, sets appropriate location selection strategy and effective analysis means for developers.At first, this paper collected data from Hangzhou land resources bureau and planning bureau to establish the plot and space factor vector layer. Then using GIS buffer analysis, studied impacts of eight different factors on real estate developers’ choices respectively and using overlay analysis method explored a number of different space factor’s influence on the location choice behavior. Finally by introducing two heterogeneous factors of developers, this paper analyzed the spatial location selection characteristic of different developers and provided practical reference to explore developers space location choice preference.Through the analysis of this article, this paper found that the transportation and commercial layout had important effects on location choice. The rest of the space factor to developers location choice behavior had a certain impact, but not obvious. Inside the city, differences of location conditions in different grades was large. On the level of the same block, space preference of different developers was also different. On the combination of space elements, the first kind of developers preferred for the combination of commercial, transportation and landform, or the combination of transportation, university and water, and it was different from other developers on the combination of landform and water; the second category of developers preferred for the combination of traffic and commercial or the combination of commercial, landform, industry and traffic, and it was different from other developers on the combination of landform and industry; the third kind of developers preferred for the combination of commercial, water and transportation, or the combination of commercial, landform and traffic, and it was different from other developers on the combination of water and industry. Three types of developers didn’t pay attention to the park and hospital.
