Secondary housing with the characteristics of general merchandise, from the other hand, the secondary housing market also has a variety of special nature, such as information asymmetry, externalities and speculative etc.. Second-hand housing is a special commodity, can meet people’s needs for living in the Chinese market, the housing for the second-hand housing is the most concerned about.the price of housing prices. Although most domestic scholars have a lot of research on the residential one market, but in the secondary housing market, the research on the price is not much.Real estate as an important part of GDP, domestic policy has been in supporting the development of the real estate market, and the traditional concept of influence, prices in the residential market has been in a state of appreciation. Therefore, second-hand housing can make up a large part of the low-income families purchase demand. Therefore, it is necessary to understand the mechanism of the second-hand housing market in Fuzhou and to give a more reasonable second-hand house pricing method..Through research,120secondary housing assessment data, the time span of2014to2000. According to the research results,40feature factors are analyzed in detail, and the correlation method is used for quantification.. Finally, the5important influence variables are selected to establish the hedonic price model of the secondary housing in Fuzhou, and the price model of the secondary housing in Fuzhou is obtained..In this paper, the study on the secondary housing, service government construction, improve the secondary housing tax assessment system, macroeconomic regulation and control policy; provide ideas can service assessment of the company for the new method of valuation; can promote Fuzhou second-hand housing market healthy development.
