Taken the macro-control policies of real estate and the features of its development in recent years as background, this paper focuses on the marketing theory and practice as study theme and the strategy of marketing as the research content. Based on reviewing and summarizing the classical marketing theory and its application on the real estate industry, this paper made a practically study on the customization process of marketing strategy in real estate industry through a case study of the project A of XC Company. And then put forward some suggestions on the related marketing strategy selection and the corresponding supporting measures.This article combines theory and practice, and has great practical value and theoretical significance to a certain extent. The XC Company selected in this paper is a typical small and medium-sized real estate developer in Changsha, and it can well represent many small and medium-sized real estate enterprises, which are undergoing severe tests from market. Through a comprehensive and systematic analysis on the market situation, this paper put forward some corresponding suggestions about the marketing strategies of ongoing project A. That would play a positive role to make the marketing process efficient, enhance the core competitiveness of enterprise and realize the real estate enterprise’s strategic target and profit growth. Meanwhile, this study comprehensively used a variety of research methods and corroborated the theory and practice. That would provide some valuable theory basis and the decision-making reference to the vast small and medium-sized real estate enterprises, which face the similar situation, in order to develop or adjust their marketing strategy, moreover, to make due contribution to the healthy development of China’s small and medium-sized real estate enterprises. Considering the rough markets surrounding, the appearance of similar studies undoubtedly has practical significance.
