With the rapid development of national economy, our country urbanization level enhances unceasingly, city traffic gradually into a dilemma. Urban rail transit with a large capacity, high speed, environmental protection and energy saving advantages, in all large and medium-sized cities in China have been put into use. In this process, the urban rail transit and land resources development and utilization along the influence each other.The real estate industry as the pillar industry of national economy, in the development and utilization of urban land resources have been walk in the forefront. The development of urban rail transit operation will interact with surrounding real estate development, the relationship between first how to promote the benign interaction, became the hot topic in academic circles in recent years.Urban rail transit and real estate along the lines of the benign interaction mainly embodied in two aspects:on the one hand, the construction of urban rail transit operation to strengthen the real estate property along the accessibility, improve land development intensity, the nature of the change of land use, at the same time promote along the commercial real estate development, and vigorously promoted the growth of the value of the real estate along the route. On the other hand, the development of the real estate along in rail transit, which played a key role in the process of the internalization of external effects, changed the surrounding residents travel characteristics at the same time, greatly increased the new passenger rail transit station, and then played a boost in rail transit operation.Using the theory of spatial interaction theory and characteristics of the price, the rhinoceros pu orbital station site and the benign interaction of surrounding real estate has carried on the quantitative empirical research. Research results show that the rhinoceros pu tracking station and site peripheral benign interaction between real estate, and interdependent, both sides benefit maximization of the establishment of the benign interaction is depended on the rail transit and real estate joint development pattern. This model can realize the rail transit and land development coordination, the internalization of external effects to rail transit.
