In recent years, with the high-speed urbanization, the increasing number of urban population and the continuous expansion of city,the rising land prices caused by the land value-added has become a great concern. Many expert, scholar and the local government have conducted in-depth research and exploration to how to take advantage of the land value and guarantee the health and normal order of development of land market. At the present stage, In the land value-added income studies, there are many researches about the land value added Mechanisms, the land type, characteristics and affecting factors,but rarely about the source of land value-added income and the space of land value increase.Based on the ground rent theory, location theory and combined with the study achievements such as geography, land utilization subject and land economics, then defines connotation of land value-added income, and analyse the related factors.There are four parts in the article:The first part is the theory basis. Respectively through the analysis and Research on the land rent theory, land price theory and location theory, combined with the present situation of the domestic and foreign related research, collecting related literature, the concept of land value-added income are defined as land expropriation, transfer and in each stage of real estate development showed the land value growth.The second part, according to the connotation of land value-added income analysis, combined with the city land rent theory, summed up the impact of three factors of land price, and separately from the capital investment, change of use, the land demand, legal constraints, social development and other aspects of the land value generating mechanism to carry on the research analysis.The third part is the research method of land value-added income calculation. The study will measure the process of land value-added income with two stages, the firststage is the agricultural land expropriation, when the government sold the value-added developmentoccurs; The second stage is the formation of value-added real estate development, also is the primary land market value and the two level of the land market value. In view of the different situation of two stages respectively constructing estimate model.The fourth part is the empirical analysis.Land value-added benefits and value-added secondary re sidential development land market commodity primary land market 18 cities in Henan Province sub residential, commercial and industrial uses were estimated.Then make a brief analysis of the results and relevant p olicy recommendations.
