As a highly policy dependent and making great contributions to GDP, real estate industry, on one hand, is a capital intensive industry with long-term payback time; on the other hand, it is faced with high risk in management and development because of its high yield. Thus, it has arouse researchers’concern on how to execute real estate financial evaluation under the circumstance of economy crisis and government micro-control. Real estate development is composed of 6 stages, which are market survey, investment research, planning and design, construction, marketing, and property management, each stage faced with risk. Scientific financial evaluation of real estate project could help investors to reduce financial risks and ensure the success of the project.This paper is composed of 6 parts. The first part, the introduction, provides information on research background, research significance, research methods, research status at home and abroad, technical route, innovation and deficiency. The second part deals with basic knowledge on project financial evaluation, including principle, process and computing method of financial evakuation. The third part introduces the basic information on the construction project of Shouguang Nanyuan community, analyses its construction scale, construction content, infrastructure, project advantage, construction technology, industry access, development and comprehensive utilization of resources, and land acquisition and demolition. The forth part refers to financial evaluation analysis of the construction project of Shouguang Nanyuan community, which includes financial computing basis, investment estimation, financing, profit estimation and project finance. The fifth part evaluates the financial risk of the construction project of Shouguang Nanyuan community, which includes project break-even analysis and project sensitivity analysis. The last part puts forward proposals for investment of this project by computing its financial indicators and evaluating its profitability and debt paying ability. Meanwhile, these proposals could also benefit other similar projects.
