Research On Investment Risk Management Of Oriental Warehousing Logistics Park In Tianjin Harbor Industrial Zone

China’s logistics parks have achieved continuous improvement in their own development process and now it is in their "Axis-pieces" development stage. There are many innovation and challenges in the investment and construction of warehousing logistics parks. It requires completed basic layout in the specialized logistics park and introduction of modern supply chain management in order to meet the needs of the increasingly complex logistics services and the extension to the logistics service. Oriental Warehousing Logistics Park located in Tianjin Harbor Industrial Zone with aiming to build a modern logistics park. The total investment amount of Oriental Warehouse Logistics Park Project is over 200 million RMB, and its investment process will face a variety of risks. Due to various uncertainties in the development process, it will lead to the development of logistics parks facing various risks.In the investment risk identification stage of Oriental Warehousing Logistics Park, through the collection and analysis of the status quo and available data, combined with the characteristics of Oriental Warehouse Logistics Park, it can be summarized the investment risks into five types, i.e. environmental risk, market risk, economic risk, technology risk and management risk. In the investment risk assessment stage, it makes investment risk evaluation index system using the Delphi method, AHP and fuzzy comprehensive evaluation method. In the index system, there is one target index which is named as Tianjin Lingang Industrial District Oriental Warehousing Logistics Park Investment Risk Evaluation System. It also encompasses five guideline indices, which are environmental risk, market risk, economic risk, technology risk and management risk. The program indices include 20 indicators, for example, economic development environment, market research, industrial policy adjustment, demanding variation and management mechanisms changing.The points of innovation of this paper are reflected in the combination of the risk management theory with the logistics park features, through using the favorable quantitative analysis and assessment of the logistics park risk management evaluation, finally it has obtained the risk assessment factors of the logistics park. The fuzzy evaluation method is used to calculate, measure and sort the status of the main risk factors of the logistics park. Based on the scientific analysis of Tianjin Lingang Industrial District Oriental Warehousing Logistics Park, the appropriate risk management measures are proposed from the macro and micro perspectives and promote its sustainable development.The results of the fuzzy evaluation method show that the overall investment risk of Oriental Warehouse Logistics Park is relatively safe, but its potential risks can not be ignored. The economic risk is the most potential risk among all the risks, followed by market risk, technology risk, environment risk and management risk. According to the identification results, it has put forward corresponding risk control countermeasures respectively.
