In recent years, our country’s housing prices climb higher and higher that the big amplitude and broad scope can be described as rare. As we know, the house is the necessities thing of the people and the real estate industry brings together the world’s capital, which occupies an important position in the whole chain of funds. Real estate has characteristics which depress before the national economic depression and recover after the national economic recovery.And this hot issue has been highly concerned by the country and the central leadership. Therefore, real estate developments and trends always affect the sensitive nerve. If you can’t always grasp the development trend of the real estate industry, it is very likely to cause an enormous influence on the company’s economy. Real estate is considered to be one of the highest risk industries in China. That the market is constantly changing and the national policies is constantly adjusting determine large uncertainty and risk of the future development of the real estate industry. In the view of a real estate enterprise, we must fully understand and take into account the various risk factors in various real estate projects, and make science assessment in order to reduce and avoid unnecessary risk of investment losses.This paper is divided into six chapters, mainly take China’s real estate investment market profile and risk status as the study background. Real estate investment and risk related theory are first introduced. Then from the whole life cycle of real estate project and combined with the design principles of the real estate investment risk evaluation index system, the exited risks of four stages like the decision-making stage, the development stage, the construction stage and the rental stage can be recognized to establish a common risk evaluation index system. On the basis of the introduction of the evaluation of real estate investment risk models, the algorithm and the steps of fuzzy comprehensive evaluation method is introduced.Then taking the project of Jinzhou Qiaofangkangcheng as an example, the author proves the scientific and reasonable of this method which provides a new idea from qualitative to quantitative and can be used as an auxiliary tool for real estate development and investment; Finally, risk prevention and control measures from four stages have been provided to strengthen the anti-risk and the level of profit ability of real estate enterprises that provide the scientific decision-making and rational judgment of the risk circumvent in real estate projects.
